Aubrey & the US 377 corridor

Home base. Ranches and acreage homes on wells and septic sit a few minutes from new subdivisions on district water and sewer. Older houses in the town centers have copper and galvanized pipe; the new neighborhoods are PEX on post-tensioned slabs, with the water heater in the attic or garage.

Some of the fastest-growing towns in the country. Most homes were built after 2000 on heavy black clay, with PEX piping, softener loops in the garage and the first round of water heater replacements now under way. Water comes from the town or from a utility district, depending on the neighborhood.

Clay

Slabs on moving ground

Most homes here sit on a concrete slab poured over expansive clay. The soil swells when it is wet and shrinks in a dry summer, and the water and sewer lines under the slab move with it.

Attic

Water heaters overhead

Builders in North Texas often put the water heater in the attic or an upstairs closet. When a tank fails up there, the first sign is a stain on the ceiling, so the pan and its drain line matter.

Freeze

Hard freezes, now and then

In February 2021 the temperature at DFW Airport fell to 2 below zero and the power went out. Pipes in attics and outside walls burst across the region, and tankless heaters froze when their heaters lost power.

Water from the North Texas lakes carries enough calcium to leave scale in water heaters, faucets and appliances. How hard depends on who supplies your street, so check your provider’s water quality report.

Aubrey

Horse country, growing fast.

Aubrey sits on US 377 between Denton and Pilot Point, among the horse farms of north-east Denton County. A generation ago it was ranch land and a small town center. Today new neighborhoods run south toward US 380 and Lake Lewisville, and a house on ten acres with a well and a septic system can be five minutes from one on a utility district’s water and sewer.

A plumber here has to be at home with both: a pressure tank and an aerobic system on one call, a PEX manifold and an attic water heater on the next.
