The one line worth learning by heart.

Local knowledge

North Texas is hard on plumbing.

Clay that moves, water heaters in the attic, hard water, and every few years a freeze that the houses were never built for. Knowing where the trouble starts is most of the work.

Clay

Slabs on moving ground

Most homes here sit on a concrete slab poured over expansive clay. The soil swells when it is wet and shrinks in a dry summer, and the water and sewer lines under the slab move with it.

Attic

Water heaters overhead

Builders in North Texas often put the water heater in the attic or an upstairs closet. When a tank fails up there, the first sign is a stain on the ceiling, so the pan and its drain line matter.

Freeze

Hard freezes, now and then

In February 2021 the temperature at DFW Airport fell to 2 below zero and the power went out. Pipes in attics and outside walls burst across the region, and tankless heaters froze when their heaters lost power.

Scale

Hard water

Water from the North Texas lakes carries enough calcium to leave scale in water heaters, faucets and appliances. How hard depends on who supplies your street, so check your provider’s water quality report.

How long does a water heater last in North Texas?

A tank water heater in North Texas usually lasts 8 to 12 years. Hard water, attic heat and high water pressure all shorten that, and a heater that is flushed and has its anode rod checked will generally outlast one that is never touched.

What are the signs of a slab leak?

The common signs of a slab leak are a water bill that rises for no reason, the sound of water running when everything is off, a warm spot on the floor, damp carpet or baseboards, and a water meter that keeps moving with every tap closed.

How hard is the water in Aubrey and Denton County?

Tap water in Aubrey and northern Denton County is generally moderately hard to hard, and the exact figure depends on who supplies your address and the time of year. Water is called hard above about 7 grains per gallon (120 mg/L).

Why are several drains backing up at the same time?

When several drains back up together, the stoppage is in the main sewer line, not in any one fixture. The lowest drains in the house, usually a shower or a ground-floor toilet, show it first.

How do I get my plumbing ready for a hard freeze in North Texas?

Before a hard freeze, disconnect garden hoses, cover outdoor faucets, insulate any exposed pipe, find your main water shut-off, and keep the heat on. During the freeze, open the cabinet doors under sinks on outside walls and let those faucets drip.

What is PEX pipe, and is it reliable?

PEX is flexible plastic water pipe made of cross-linked polyethylene, and it is reliable. It has been the standard for water lines in new North Texas homes for roughly twenty years.
